Know all Men by these Presents, THAT We Joseph Noble and Eleazer Wyer both
the Portland in the county of Cumberland Merchants in consideration of the sum
of one thousand dollars paid by Sarah Philbrick of Standish in said county Widow
the receipt whereof we do hereby a knowledge.... do hereby give, grant, bargain
and convey, unto the said Sarah her ["his" lined out]
heirs and assigns foreve[r] a certain lot or parcel
of land and flatts [#1] situat[e]d
on the Southerly side of Fore Street in said Portland being the same land +
flatts conveyed to us by the [said?] Sarah

by her [?] of the same date of these presents
reference the [?] being
[had?] for a more particular description th[ereof?].
TO HAVE AND TO HOLD, the aforegranted and bargain premises, with all the
privileges and appurtenances thereof, to said Sarah her
["his" lined out] heirs and assigns, to their use and behoof forever....
And we do covenant with the said Sarah her ["his" lined
out] heirs and assigns, that we are lawfully seized in fee of the
premises; that they are free of all incumbrances, that we have have good right
to sell and convey the same to the said Sarah to hold as aforesaid. And that we
will warrant and defend the same to the said Sarah her
["his" lined out] heirs and assigns forever, against the lawful claims
and demands of all persons.
Provided Nevertheless, that if the said Noble and Wyer their
["his" lined out] heirs, executors or
administrators, pay to the said Sarah, her heirs, executors, administrators are
assigns, the sum of one thousand dollars in six years from the date hereof with
interest thereon payable semi annually then this deed, as also a certain
[?] and bearing even date wit[h]
these presents, given by the said Noble and Wyer to th[e]
said Sarah Philbrick to pay the sum and interest at the
[time] of aforesaid, shall both be void, otherwise shall remain in full
force.

have hereunto set our hands and seals this tenth day of August in the year of
our Lord one thousand eight hundred and thirty [written

Fore Street is next to the river on the right hand edge of the toe shaped land
mass.

Note #1 - Flatts are tidal flats. The land sold to Sarah was on
a tidal river and the deed included the flatts (sic) that appeared at low tide.

Note #2 - Eleazer Wyer worked from 1821 to 1835 with Joseph Noble in Portland ME
as WYER & NOBLE. The partnership was announced in the The Portland Gazette
(Portland ME), 05 Jun 1821, and said they would deal not only in jewelry, gold,
and silver, but also in iron, copper and brass, and such stock as stoves and
foundry work. (#5)

Note #4 - Data for Eleazer Wyer
1. Working in 1806 as a silversmith in Portland ME in 1809 moved to Fish Street
to a shop lately occupied by Joseph Lovis, and in 1810 to Exchange Street.
Continued to advertise liberally, and to increase his stock. (#5)
2. Advertised in the Eastern Argus, 26 Dec 1806, describing himself as a
goldsmith and jeweler, with shop nearly opposite head of Ingraham's Wharf in
Portland, and offering for sale a long list of jewelry. He also made and kept on
hand silverware and paid cash for old gold and silver. (#5)
3. Working from 1814 to 1818 with Charles Farley as WYER & FARLEY. When this
partnership was dissolved, the business was continued by Wyer. (#5)
