DEED - J. W. Blackburn to James A. McGuire

Purchase of land in Derry, Westmoreland County, PA. It was here that James built his carpentry shop. No record of earlier land ownership was found. According to the 1850 census, James and Mary lived in New Derry in 1850.

This indenture made the 20th Day of January in the year of our Lord One Thousand Eight Hundred and fifty two between Jas, Blackburn and Rachel his wife of New Derry, Westmoreland County and State of Pennsylvania of the one part and James A. McGuire of the County and State aforesaid of the other part. Wittnesseth that the said J.W. Blackburn and Rachel his wife for and in consideration fifty nine dollars lawful money of the United States to them in hand well and truely paid by the said James A, McGuire at and before the insealing and delivery hereof the receipt whereof they do hereby acknowledge, have granted, bargained and sold, aliened enfeoffed and confirmed and by their presents do grant, bargain and sell, alien, enfeoff and confirm unto said James A. McGuire, his heirs and assigns all the following described lot of ground lying and being situate in Derry Township, County and State Aforesaid. Commencing at a post thence south 28 degrees west by lands of Peter Bra ??? 4 perches to a post thence North 49 ½ degrees west 10 perches of land of R.M. Hoskinson to a post thence north 28 degrees East 4 perches by a eight foot alley thence south 49 ½ East by lands of R. J. McConaughy 10 perches to the place of beginning being one fourth of an acre togther all and singular the buildings and improvements thereon, made or erected profits and commodities, advantages, emoluments, and Hereditaments and whatever to the said described lot belonging or in anywise appertaining and the revisions, remainders, rents, issues and profits thereof who all the estate rights, title, interest, use possession, property claim and demand whatsoever of them the said J.W. Blackburn and Rachel his wife in law or equity or otherwise howsoever of, in to or out of , the said described lot and the premises hereby granted, mentioned or intended so to be with the appurtenances unto the said James A, McGuire, his heirs and assigns forever to them and their only proper use, intent, meaning or purpose whatsoever. And the said J.W. Blackburn and Rachel his wife for themselves and their heirs covenant, promise, grant and agree to and with the said James A. McGuire his heirs and assigns by these presents that they the J.W. Blackburn and Rachel his wife and their heirs the before described lot hereby granted, bargained and sold with the appurtenances unto the said James A. McGuire his heirs and assigns against them the said J.W. Blackburn and Rachel his wife and their heirs and all and every other person or persons whomsoever legally Claiming or to Claim the Same or any part thereof shall and will warrant and forever defend. In testimony whereof the said J.W. Blackburn and Rachel his wife have hereunto set their hands and affixed their seals the day and year first written.

Be it remembered that on the 20th day of January A.D., 1852 before me William Barnett Esquire one of the Justices of the Peace in and for the Said County came the above named J. W. Blackburn and Rachel his wife and acknowledged the above written indenture to be their act and deed and desired that the same might be recorded as such according to law. The said Rachel being of full age and by me examined separate and apart from her said husband and the contents thereof being first made known to her declared that she did voluntarily and of her own will and accord seal and as her act and deed deliver the same indenture without any coercion or compulsion of her said husband, In Testimony, whereof I have hereunto set my hand and seal the day and year above written.

DEED - James A. McGuire to Robert Gilmore.

Sale of the land of James A. McGuire and his wife Mary Goodman McGuire prior to their move to Jeromesville in Ashland County, Ohio.

This indenture made the 6th Day of April in the year of our Lord One Thousand Eight Hundred and Fifty Eight between James A. McGuire and Mary his wife of New Derry, Westmoreland and state of Pennsylvania of the one part and Robert Gilmore of the County and State aforesaid of the other part Wittnesseth that the said James A. McGuire and Mary his wife for and in consideration of the sum of one hundred and forty-five dollars and fifty cents lawful money of the United States to them in hand paid by the said Robert Gilmore at and before the insealing and delivery hereof the receipt whereof they do hereby acknowledge, they have granted, bargained and sold, aliened enfeoffed and confirmed and by their presence do grant bargain and sell, alien, enfeoff and confirm unto said Robert Gilmore his heirs and assigns all the following described lot of ground lying and being and being in New Derry, Derry Township, County and State Aforesaid. Commencing at a post thence south 28 degrees west by lands of Walter (Barniser? -illegble) 4 perches to a post thence North 49 ½ degrees west 10 perches of land of R. J. McConaughy to a post thence north 28 degrees East 4 perches by a eight foot alley thence south 49 ½ East by lands of R. J. McConaughy 10 perches to the place of beginning being one fourth of an acre togther with a frame house and stable thereon with all and singular ?? buildings and improvements made or erected, proffits and commodities, advantages, emoluments, and Hereditaments and Appurtenances whatever to the said described lot belonging or in anywise appertaining and the revisions, remainders, rents, issues and profits thereof who all the estate rights, title, interest, use possession, property claim and demand whatsoever of them the said James A. McGuire and Mary his wife in law or equity or otherwise howsoever of in to or out of the Said described lot and the premises hereby granted, mentioned or intended so to be with the appurtenances unto the Said Robert Gilmore his heirs and assigns forever to them and their only proper use, intent, meaning or purpose whatsoever, and the said James A, McGuire and Mary his wife for themselves and their heirs covenant, promise, grant and agree to and with the said R. Gilmore his heirs and assigns by these presents that they the said J.A. McGuire and Mary his wife and their Heirs the afore described lot hereby granted bargained and sold with the appurtenances unto the said Robert Gilmore his heirs and all and every other person or persons whomsoever legally Claiming or to Claim the Same or ???past thereof shall and will warrant and forever defend/ In witness whereof the said James A.
